Annual Gas Safety Certificate (CP12)
The Gas Safety (Installation and Use) Regulations (GSIUR) require landlords and managing agents to ensure all gas installation pipework, appliances and flues are maintained in a safe condition. A Landlord Safety Check must be carried out at least every 12 months.
Certificates must be kept for a minimum of 2 years. Tenants must receive a copy within 28 days of moving in.

How often does a landlord need a gas safety certificate?
As a landlord, you are legally required under the Gas Safety (Installation and Use) Regulations 1998 to have a Gas Safety Certificate (CP12 / Landlord Gas Safety Record) renewed every 12 months for each rental property that has gas appliances.
What is a CP12 certificate?
A CP12 is a legal document confirming that all gas appliances, pipework and flues in your rental property have been checked by a Gas Safe registered engineer and are safe to use.

What happens if gas appliances fail the safety check?
If we find any unsafe appliances, we will tell you immediately and provide a written report. You cannot legally let tenants use unsafe appliances. We can usually carry out emergency remedial work on the same visit or return the next day.
Can you issue the certificate on the same day?
Yes. In all cases where appliances pass the safety check, we issue the Gas Safety Certificate (CP12) on the same day.
